
Villa Nouveau is a 12,000 sq ft end-user residence in Dubai Hills, delivered through an integrated design-and-build approach. Conceived as a highly contemporary family home, the project combines crisp architectural geometry with soft, luxurious interiors to create a residence that feels both striking and deeply livable. A villa organized across multiple levels, with a strong connection between formal and family living, wellness, entertainment, and private retreat spaces.
Across architecture, interiors, and outdoor living, the home is shaped around openness, natural light, and a clear visual relationship to the surrounding landscape. The rear facade and backyard views show expansive glazing, double-height living volumes, a large linear pool, sunken-style outdoor lounging, and a dedicated shaded dining pavilion, establishing the villa as both a private sanctuary and a space for entertaining.
The brief called for a residence that would feel contemporary, elegant, and highly tailored to end-user living, while accommodating an extensive program within a large Dubai Hills plot. The home needed to balance architectural presence with warmth, ensuring that the villa felt visually impressive without losing comfort, livability, or a strong sense of family use.
A key challenge was coordinating a broad range of functions across multiple levels while maintaining one coherent architectural and interior language. The concept plans show a substantial program including basement parking and support areas, formal living, family living, entrance lounge, show kitchen and dining, multiple guest and kids’ bedrooms, dual-style master suites, gym, spa, cinema, office, and powder room. This required careful spatial planning so the project could feel expansive yet resolved, and luxurious yet consistent throughout.
Our approach was to create a villa rooted in precision, light, and material clarity. Architecturally, the exterior concept uses a restrained palette of white paint, aluminium, and off-white marble, combined with strong vertical fins, floating volumes, and generous glass openings. The front facade views emphasize a bold yet elegant street presence, while the rear elevation opens fully onto the landscaped garden and pool, creating a much softer and more resort-like living experience.
Internally, we developed a layered design language that feels polished, warm, and highly curated. The entrance lounge is conceived as a dramatic double-height arrival space with marble flooring, sculptural chandeliers, soft neutral seating, and framed views through the home. Formal living introduces veined stone feature walls, statement pendants, library-style shelving, and refined dining integration, while family living softens the palette through warm timber cladding, textured stone, integrated fireplace joinery, and calm furniture compositions.
This language extends into the private and lifestyle-focused spaces. The master bedroom suites combine marble, timber, bronze-toned metal, custom wardrobe systems, and spa-style bathrooms with sculptural tubs and skylit detailing. Guest rooms are individually resolved with softer tonal palettes and boutique-hotel styling, while the gym and spa area introduce darker, moodier materials, wellness-focused planning, and a strong contrast to the brighter social spaces above. Cinema, office, and powder room concepts, reinforcing the project’s fully integrated residential program.
The result is a contemporary Dubai Hills villa envisioned as a complete private residence — one where architecture, interiors, wellness, and entertainment come together in a seamless and highly resolved way. Every element of the concept supports a home that feels expansive yet composed, luxurious yet calm, and visually striking without excess.
As an end-user residence, Villa Nouveau is positioned not only as a statement home, but as a deeply functional one. Its crisp architectural identity, layered interior palette, golf-facing living spaces, and carefully planned lifestyle amenities create a residence that feels timeless, sophisticated, and fully aligned with CK’s design language.
