Project Overview

Villa Noa is a 5,250 sq ft investor-led residence in Palm Jumeirah, developed through an integrated design-and-build approach. Conceived as a modern beachfront home, the project combines sculptural architectural simplicity with a deeply considered interior atmosphere, creating a residence that feels serene, refined, and quietly luxurious. The architectural concept explicitly frames the villa around intentional elegance, calm geometry, natural materials, and a strong connection to its coastal setting.

Across architecture, interiors, and landscape, the villa is designed as a seamless living environment where light, openness, and indoor-outdoor continuity shape the daily experience of the home. The space program includes an entrance hall and staircase, living area, show kitchen and dining, office or guest bedroom, service areas, three upper-level bedroom suites, landscaped outdoor zones, and a swimming pool with sunken seating and BBQ counter.

The Challenge

The brief called for a waterfront villa that would feel distinctive within the Palm Jumeirah setting while offering the calm, livable quality of a private retreat. As an investor-led project, the design needed to balance strong architectural identity with broad lifestyle appeal, ensuring that the villa felt both visually memorable and highly functional.

A further challenge came from the transformation of an existing Garden Home / Central Rotunda - Moroccan structure into a more contemporary and refined residence. The existing site condition, the volumes to be removed, and the redesign of the plot into a new composition that better captures views, openness, and coastal living. The project also required careful planning to integrate indoor family spaces, guest accommodation, terraces, poolside leisure, and a strong connection to the beach without losing privacy or spatial clarity.

Our Approach

Our approach was to develop Villa Noa around a calm, grounded design language that feels timeless rather than trend-led. Architecturally, this meant using stone-clad volumes, warm timber elements, deep overhangs, screened accents, and generous glazing to create a contemporary form that is both sculptural and restrained. The architectural material palette includes travertine, textured paint, aluminium accents, and pale pool finishes, establishing a soft and enduring exterior expression. 

The landscaping was treated as an essential part of the experience of arrival and beachfront living. At the front, the concept introduces a Zen-inspired composition with sculpted greenery, cacti, textured hardscape, and carefully framed entry moments. At the rear, the pool terrace, BBQ provision, sunken seating, and beach-facing deck extend the villa into a resort-like outdoor environment while preserving simplicity and calm.

Inside, we shaped the interiors around the idea of quiet, confident luxury. The concept palette combines warm wood, soft stone, layered neutrals, artisanal textures, and dark accent moments to create spaces that feel calm, tactile, and intimate. The living area is envisioned with sculptural lighting, double-height volume, and soft seating; the show kitchen and dining zone are defined by clean lines and crafted material contrasts; and the office, powder room, primary suite, secondary bedrooms, and ensuite spaces each carry a strong sense of continuity while maintaining their own identity.

The Outcome

The result is a contemporary Palm Jumeirah residence envisioned as a calm waterfront sanctuary — one where architecture, interiors, and landscape come together with clarity and restraint. Every layer of the concept supports a home that feels polished yet grounded, elegant yet livable, and contemporary without losing warmth.

For an investor-led project, Villa Noa is positioned to offer both strong market appeal and a distinctive emotional identity. Its calm architectural composition, tactile interior palette, beach-facing outdoor living, and carefully curated spatial flow come together to create a villa that feels memorable, timeless, and fully aligned with CK’s design sensibility.
