Project Overview

Riva del Lusso is a 19,300 sq ft investor-led residence in Palm Jumeirah, developed through an integrated design-and-build approach in collaboration with SAOTA. Conceived as a contemporary beachfront villa, the project brings together bold architectural massing, highly curated interiors, and a seamless connection to the shoreline to create a home of rare presence and refinement.

From the moment of arrival, the residence is defined by clarity, drama, and control. Its architectural language balances strong horizontal planes, perforated screening, expansive glazing, and richly textured materials to establish a villa that feels both commanding and deeply composed. Internally, this language continues through layered living spaces, sculptural lighting, statement stone, and carefully framed views, creating an atmosphere that is immersive, polished, and unmistakably luxurious.

The Challenge

The brief called for a residence that would stand apart within the Palm Jumeirah market while delivering the lifestyle quality and visual impact expected of a premier investor property. The project needed to feel iconic without becoming excessive, and luxurious without losing spatial calm or liveability.

A key challenge was managing scale. With a built area of 16,000 sq ft, the villa required a design language capable of holding large volumes and dramatic proportions while maintaining intimacy, warmth, and flow across private, social, and entertainment spaces. At the same time, the architecture, interiors, and outdoor living areas had to feel fully unified, ensuring the experience remained coherent from the street-facing facade to the beachfront edge.

Our Approach

Our approach was to shape the villa around contrast, precision, and theatrical restraint. Architecturally, the residence is expressed through strong linear compositions, layered stone surfaces, perforated facade elements, and wide glazed openings that create both privacy and openness. The exterior feels bold and sculptural, yet softened by the surrounding landscape, water, and the changing light across the day.

Inside, we developed an interior language that feels rich, immersive, and highly curated. Dark timber ceilings, dramatic marbles, warm metallic accents, sculptural pendants, and custom lighting installations introduce depth and atmosphere throughout the home. Social spaces such as the dining room, family lounges, and formal living areas are designed to feel expansive yet controlled, balancing statement materials with softer furnishings and a restrained palette that keeps the project elegant rather than ornamental.

The private spaces continue this same sense of controlled luxury. Bedrooms and bathrooms are conceived as retreat-like environments, with panoramic glazing, bespoke stone applications, warm woods, and refined lighting creating a highly elevated residential experience. Meanwhile, lifestyle-driven spaces such as the garage, pool decks, and outdoor lounges reinforce the villa’s identity as a complete waterfront destination rather than a conventional private home.

The Outcome

The result is a contemporary Palm Jumeirah residence that feels grand, immersive, and unmistakably high-end — a villa where architecture, interior design, and waterfront living are brought together in one highly resolved statement. Every aspect of the project contributes to a lifestyle defined by scale, atmosphere, and precision.
